First Time Homebuyer Education Class

AAHC provides 8 - 10 hours of the National Industry Standard Homeownership Education class in group sessions in MD and N. VA.

Why Do I Need to Take the First Time Homebuyer Education Class?

When you apply for Local/County/State mortgage programs, down payment assistance, or some lenders’ mortgage programs, you are required to complete the first time homebuyer (or homeownership) education class and/or one-on-one counseling, and obtain a certificate. AAHC is in compliance with their requirements and issues a class completion certificate.

To attend our first time homebuyer education class, we do ask that you RSVP. Please follow the instruction below to RSVP!

How to RSVP?

Download the Homebuyer Class Registration Forms below; print, complete, sign and save it on your computer, and email the completed forms to [email protected] or fax to 301-761-1608 before the class date to RSVP! Call with any questions at 301-760-7636/703-291-6324/202-558-2260.
To receive class certificate, you must fully complete the 3 page monthly budget forms; income, expenses and assets (use average monthly expenses).

Monthly income calculation: You calculate the gross and net income the same way. 1). If you receive an amount of $1,000 each pay check bi-weekly - $1,000×26/12 = $2,166.67/month; 2). Twice a month will be $1,000×2 = $2,000/month; 3). Once a week will be $1,000×52/12 = $4,333.33/month.

FREE Foreclosure Prevention Assistance and Counseling

How to Request An One-on-One Counseling: By appointment only

We take a phone triage and set up an initial counseling session is the first step of AAHC’s foreclosure prevention assistance process for homeowners who are in default/imminent default on their mortgage or who are currently facing foreclosure.

To set up a counseling session and receive assistances, you must complete and send back required documents in advance of your counseling session. To down load counseling documents and homeowner’s document check list, click on the “Download” below.

It is imperative that you print, complete, sign, and send them back to AAHC before your scheduled appointment with your counselor. Your counselor needs at least one day to review, understand, analyze and organize your case in order to best serve your situation. In addition, to better understand your finances, we must pull tri-merge credit reports and scores; which is a soft pull and therefore, it won’t affect your scores. We transfer two small third party fees to you; credit reports ($20-$40) and making copy, printing and faxing documents (onetime fee of $20). There are no other hidden fees.

AAHC also provides one-on-one private counseling/services on the following, and issues counseling certificate as required.
